What are the criteria to reserve a room?
You must provide valid photo ID, immigration documents if you are not a Canadian citizen, and meet the reservation conditions.
Criteria and details
Financial criteria: Credit history is not a condition of access; however, we recommend disclosing any financial difficulties to build trust and receive support toward good practices. Debts from legal judgments are harmful to psychological well-being and can sabotage a financial fresh start at the worst possible moment.
We are not a care facility: a care facility requires constant supervision and professional intervention, which are not included in the price of a room. So while we do not discriminate against people with mental health conditions, we require that applicants who have a care team be confirmed as stabilized and responsible for their own medication and follow-up. In all cases, full disclosure is mandatory; if the truth is discovered later, the lease may be terminated through legal channels.
An unpardoned criminal or violent past that could compromise safety will be refused. The burden of proving that the risk has been mitigated rests with the applicant in rehabilitation. In all cases, full disclosure is mandatory; if the truth is discovered later, the lease may be terminated through legal channels.
What is the rule to follow during your stay?
Clean up after yourself immediately, as you go, right away!
What are my responsibilities?
Treat others the way you want to be treated. Communicate your needs simply with the others. Show newcomers the best ways of doing things and help them integrate into the group, to promote harmony and quality of life for everyone.
How do I cancel or change a reservation?
Changes are possible free of charge up to 72 hours before arrival.
What are my rights as a tenant?
You are entitled to safety, cleanliness and comfort in all areas of the residence. You have the right to file a complaint with the landlord at any time, without fear of reprisal. The landlord addresses situations that undermine these rights within a reasonable time and documents incidents. If a disagreement remains unresolved, you may file an application with the Tribunal administratif du logement (TAL) at any time, without having to leave your room. The TAL is the competent authority for settling disputes between tenants and landlords in Québec. For more information: tal.gouv.qc.ca or 1 800 683-2245 (toll-free)
How can I contact customer service?
Vous pouvez nous joindre par message texte et au téléphone pour les urgences (feu, dégâts d’eau et sécurité) 24/7
Money matters
A $300 room preparation fee is collected at signing. This amount is refundable when the room is handed back, minus any documented cleaning costs. The refund criteria are described in the welcome sheet provided upon arrival. Every room is rented after a full deep clean: walls, ceiling, floors, equipment, furniture, drawers, bedding and mattress protectors. A general steam disinfection of walls, ceilings and drawers is also mandatory. You are expected to return the room in the condition you received it. We provide equipment and technical support. We offer help at a competitive rate, negotiated at move-out, for those who are less able or short on time at the right moment.
Rent payment: the agreed rent must be paid on or before the first of the month. Any delay must be reported in advance and approved by text message; otherwise, rent becomes $30 per day (or $35 if the rent is over $850) for the whole month or partial month in progress. A maximum of 5 days in default is tolerated before the landlord begins the proceedings provided for by housing law.
